Property Boundary Survey
One of the first steps in purchasing a property or planning a subdivision/land development typically involves performing a property boundary survey. Boundary surveys are also conducted to determine the location of the actual property lines in relation to existing structures or future improvements and are often required by governmental bodies. Our surveyors prepare boundary surveys by relating historical documents (property deeds, prior subdivision maps, etc.) with information found during field observations. PS&R utilizes the most up-to-date computer software to analyze all pertinent information found to accurately demarcate the property boundary and establish monuments.

Topographical Survey
A topographical survey, also known as elevation survey, is performed to determine the existing elevations along a particular location. Topographical surveys are a necessary step to preparing site and grading plans, determine extents of landslides, and delineate existing drainage patterns. PS&R utilizes both GPS and robotic total station equipment to accurately collect and process data in order to present the information to our clients in the most logical and legible means possible.

Construction Layout
A construction layout or stake-out survey is performed both before and during construction to assist the contractor with the physical locations of proposed improvements (foundations, building corners, column lines, etc.). PS&R’s survey team establishes benchmarks and monuments for reference at the contractor and/or client’s request during all phases of construction. PS&R has the capabilities to provide accurate and reliable results regarding locations and anticipated elevation changes based on the proposed site and grading plans.

Settlement Displacement Monitoring
Settlement and Displacement monitoring surveys are important to understanding subsurface issues such as settlement, active landslides, and subsidence. In line with performing geotechnical subsurface investigations and analysis, PS&R has the capabilities to install and routinely evaluate both deep and shallow monitors to determine relative movement. PS&R is able to install and evaluate monitors before, during, and/or after construction activities. This plays a vital role in monitoring the extent of active movement and assists in determining the causes of any movement or slope stability issues.


As-Built
A vital part of land development or any other related construction activity is the completion of as-built surveys. These surveys are used to determine the actual locations and elevations of installed improvements (foundations, building corners, column lines, etc.), determine storage capabilities of drainage features, obtain quantities, and delineate drainage paths. As-built plans or surveys may be required by governmental bodies during all phases of construction. PS&R is able to perform these activities both during and after construction to ensure quality and precision throughout the project. We have the equipment and capabilities of analyzing earthwork, utility, and trenching quantities in order to review and verify change orders submitted during the construction process. PS&R can also prepare and present as-built plans to municipalities or other governmental bodies required to close out permits.
